賃貸の場合は1～2年ごとに更新料が必要になったり、引っ越しのたびに敷金・礼金・仲介手数料を支払ったりしなければならないが、持ち家の場合は、それ以上に出費が増える。一般的には購入時に住宅ローンの頭金で数百万円を支払い、このほかに不動産取得税や登録免許税、ローン関係の手数料や仲介手数料を支払うことになる。居住時は毎年、固定資産税がかかり、さらにマンションの場合は管理費や修繕積立金、一戸建ての場合はそのつど修繕費が必要になる。
それなのに、なぜ持ち家志向の人が多いのか。それは、持ち家の場合、自分のものになるので資産価値があると考えているからだ。ところが実際は、数十年経過した建物の資産価値はゼロに等しく、土地についても人口減少社会では都心や人気のある地域ならともかく、それ以外では地価の上昇は望めず、期待を大幅に下回る資産価値になってしまう可能性は大きい。
